village of Manaccan, South Cornwall, and within an Area of Outstanding
Natural Beauty, it is the perfect location for a holiday cottage close
to the Helford River.

Within easy walking distance to St. Anthony and
the Helford River with their delightful sheltered beaches, it is
ideal for both family holidays and walking holidays.
This self catering property is spacious and comfortable
offering accommodation for 5 people. Facing south, it is extremely
light and sunny and its elevated position ensures the pretty garden offers
a tranquil spot for relaxing or eating outside.
Unusually for a holiday let, it has full central heating
and an open log fire it is therefore ideal for breaks throughout the year.
Meadowbank offers a rare and peaceful haven and yet it
is just a stone's throw from a quaint, thatched pub, the village church,
famous for the fig tree growing in the wall of the tower and the convenient
post office and stores. For those wishing to be spoilt, the popular and
nearby bistro 'South' is an unusual asset in such a quiet village.

ACCOMMODATION
From a central hallway, on the left there is a sitting
room with TV and open fire. This south facing room is very sunny and overlooks
the garden with views of the ancient church. Off the hallway, on the right,
is a large double bedroom with a sunny aspect onto the garden.
At the end of the hall is a family shower room with the larger main bathroom
alongside.
The second bedroom has twin beds and an extra single
bed if required, which, when not in use, lives tidily underneath one of
the main twin beds. The third bedroom also has twin beds. The house is
exceptional light and sunny and is very comfortable and spacious.
The kitchen sits behind the sitting room and is
fully equipped for those who wish to cook. There is a 2 oven cooker, a
microwave, a tall fridge/freezer, a washing machine and separate dryer
and also a washing up machine. The Kitchen table is positioned by the
window. Other items include a radio, a cafetiere and hand beaters for
that cake you might need to make! Adequate tea towels and cleaning equipment
will be provided.
Through the kitchen there is a back door to the sunny
conservatory which overlooks the garden. This can be used as a dining
room or an extra sitting/playroom/garden room. There is a dining table
as well as conservatory sofa and armchair. There is a door into the garden.
The house has full central heating with all rooms having
radiators - no more first night chilly beds!

for two to three cars to park on the driveway. There are tables and chairs
for eating and sitting outside, a barbeque is also available.

HELFORD ESTUARY
The small and picturesque village of Manaccan nestles
in one of Cornwall's quietest and most unspoilt corners. A cluster of
houses surround an ancient church with a shop, a pub and a bistro-cafe
enhancing the little community. The village occupies a sunny and elevated
position between the south side of the Helford River and the little
creek that runs from the sea up to Carne.
Wooded footpaths lead from the village down timeless routes
where 10 minutes walking will bring you to the water's edge at Carne and
St. Anthony is a further stroll along the wooded lane. It is about
15 to 20 minutes down to Helford.
From Helford the section of the South West Coastal
Path along the estuary to the sea should not be missed. Further paths
upriver, including those to Frenchmans Creek are also certainly
worth exploring. Tennis courts can be rented at a very reasonable rate
at the top of the village and boats of all shapes and sizes are available
for hire at St. Anthony and Helford. (It's best to book early for these
during July and August).
