MORNING SUN is a newly refurbished flat in the heart of the busy North Cornish seaside village of Polzeath.

Situated on the first floor just a stones throw from the beach and with beautiful views of the sea, the flat sleeps 6 people with accommodation as follows:

• Main bedroom, with king size bed, built-in wardrobe, chest of drawers and night storage heater.
• Bedroom 2 with twin beds, built-in wardrobe, dressing table and night storage heater.
• Bedroom 3 with full-size bunk beds, chest of drawers and electric heater.

Large open-plan living room/dining area/ kitchen. This is a spacious airy room with views over the beach. There are 2 night storage heaters, a wood-burning stove, TV with satellite, 2 large sofas, easy chair, dining table and chairs, Welsh dresser.

The kitchen is very well equipped with oven, halogen hob with extractor over, washing machine, tumble drier, fridge, freezer, dishwasher and microwave oven. All the usual pots, pans, dinner service, cutlery etc is of course supplied. There is also a telephone (incoming and emergency calls only).

The bathroom provides loo, bidet, washbasin with mirrored cabinet with shaving point above, large shower. Hot water is from a pressurised immersion tank in the airing cupboard adjacent to the bathroom.

Bedlinen, teatowels and electricity are included in the rent. There is a secure parking space reserved at the rear of the building - more space is available out of season. Sorry, no children under 3 or pets. Changeover day is Friday.

The flat is ideally situated with the beach being approximately 25 yards away. For those interested in walking, the coastal footpath passes through Polzeath.

The golf courses of St. Enodoc and Roserrow are both within 3 miles. Polzeath is a renowned surfing beach and wetsuit and board hire are available in the village. There are tennis courts close to the flat and the area is well served with a number of lovely country pubs and restaurants offering great quality food. Rick Stein's world famous Seafood Restaurant is just across the estuary at Padstow, accessible via the ferry from Rock.
