Beggar's Roost is a very spacious former Chapel and
Sunday School which has been skilfully converted into a comfortable
family home. On entering the property through the double gates into
a private walled garden you will find a house of distinct character
and charm.
DOWNSTAIRS
From the garden and parking area, the front door
leads into a light and spacious dayroom, overlooked by a galleried
bedroom, with wooden floors and conservatory furniture. A shower
room and WC are situated to the side.
Through double French doors and into the farmhouse
style kitchen where large arched windows are an attractive feature.
The kitchen includes all the expected amenities including a dishwasher,
microwave and a washing machine. It also serves as the dining room
where the family can sit around a long pine table whilst meals are
being prepared and discuss the day's events.
A door leading from the kitchen brings you into the
large, yet cosy, lounge warmed by a wood burning stove and equipped
with a TV and video. Attractive arched windows gives the room a
double aspect. The lounge is comfortably furnished with a colour
co-ordinated suite, occasional tables and lamps and carpeted in
green with a Chinese rug.
Upstairs
All the bedrooms are spacious, light and airy with
country fabrics and furnishings. The Galleried bedroom overlooking
the day room is equipped with a king size bed and a vanity unit
with washbasin. A further double room is equipped with a cot, whilst
the remaining bedroom is twin bedded with it's own wash basin. There
is also a separate bathroom with bath, basin and WC.
Outside areas
To the front, the mature garden is laid to lawn with
flower borders, a small pond (please take care of toddlers!) and
a wild garden area. A patio is equipped with a rustic picnic bench
and is ideal for serving up dinner cooked on the BBQ.
Dog owners will appreciate the kennel and run provided
as there are seasonal bans on most beaches.
Beggar's Roost stands beside a tree lined country
road to the front with an orchard and field to either side. To the
rear, the property overlooks a small cemetery with far reaching
rural views.
Local Area
Beggar's Roost is situated in a Conservation Area
listed as being of Outstanding Natural Beauty. There are several
footpaths and local walks accessed on foot from the property. It
is also popular with horse riders, with a livery provider in the
same village. Although in a rural location, it is just a 10 minute
drive to the nearest beach of Perranporth with it's miles of golden
sands, and a few minutes to the main A30 with easy access to all
the other charms Cornwall has to offer.
